COMMERCIAL MAINTENANCE TECHNICIAN

NTS Development is seeking a skilled and dedicated Commercial Maintenance Technician to join our team in Louisville, KY. This role involves performing a wide range of maintenance tasks to ensure our commercial properties are safe, functional, and well-maintained. The ideal candidate will have a strong mechanical aptitude, excellent problem-solving skills, and a commitment to providing outstanding service to our tenants.


ESSENTIAL DUTIES/TASKS AND REQUIREMENTS:

  • Mechanically inclined with a minimum of one year of maintenance experience.
  • Minimum high school education or GED equivalent.
  • HVAC experience is a plus.
  • Must have own vehicle and a valid driver’s license.
  • Must possess good communication skills to deliver excellent customer service.
  • Self-motivated and detail-oriented.
  • Maintain a professional appearance at all times


Job duties include but are not limited to:

  • Respond to tenant request work orders; resolve issues in a timely and professional manner
  • Perform preventative maintenance and repair of mechanical, electrical, plumbing, building automation systems; HVAC knowledge helpful, but not required
  • Keep accurate and complete property management records
  • Maintain a working knowledge of a building’s life safety equipment and operation, including but not limited to fire alarm panels, sprinkler systems, fire extinguishers, fire alarm drill procedures, tenant evacuation, emergency generators, and blackout procedures
  • Comply with all applicable codes, regulations, and governmental agency and Company directives as related to building operations
  • Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings
  • Inspect mechanical room equipment, fan room equipment, cooling tower, all motors, house pumps and sump pumps
  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
  • Must be able to work overtime, if necessary, to complete projects or job assignments, along with after hours, on call duty required
  • Perform other duties as assigned


PHYSICAL EFFORTS INCLUDE:

  • Must be able to see, hear and speak
  • Stopping, standing, climbing, shoveling and frequent lifting of 50 pounds of equipment, and occasional lifting of 100 pounds (pumps, tools, ladders).

CONSTRUCTION PROJECT MANAGER

The Construction Project Manager is responsible for planning, overseeing, and executing all types of renovation, remodel, and tenant finish projects in our property portfolio. This role requires a strong understanding of construction, project management and the ability to communicate with all stakeholders to ensure projects are completed to NTS Development Company’s high standard of craftmanship on time and within budget. The Project Manager will manage teams consisting of multiple clients, architects, designers, contractors, and other stakeholders. Projects typically range from $25,000 to $10,000,000. This position reports to the Vice President of Construction Services.


Key Responsibilities:

  • Plan, initiate, and manage projects from conception to completion, ensuring all objectives are met.
  • Collaborate with ownership, company management, onsite property management and staff, architects, engineers, contractors, and subcontractors as needed to develop project plans, budgets, and schedules.
  • Serve as the General Contractor for select projects, bidding out all trades required to fully execute the scope of work on select projects.
  • Identify, negotiate, and contract with the best contractors.
  • Procure necessary permits and licenses and ensure compliance with building codes and regulations.
  • Communicate with all stakeholders to provide project updates and address concerns/questions.
  • Prepare and maintain project documentation, including progress reports, change orders, and project closeout documents.
  • Actively manage the project by inspecting work as needed to ensure quality and schedule are being met. Appropriately document issues and concerns with the work and communicate with all stakeholders to resolve them with urgency.
  • Manage and lead on-site construction teams, subcontractors, and laborers to ensure a clean, safe, efficient, and secure work environment.
  • Track all materials needed to complete the project and, if needed, place orders when new and/or more materials are needed.
  • Prepare, circulate, and modify (as needed) work schedules for all trades with collaboration and commitments from each stakeholder.
  • Manage all financial aspects of the project with the assistance of accounting staff to ensure the project stays on budget.
  • Report to management any anticipated changes to the budget.
  • Complete a thorough punch list for all trades to be completed on the scheduled date.
  • Walk completed work with the stakeholders to ensure the project delivered exceeds their expectations.
  • Evaluate project performance and conduct post-project reviews/surveys to identify lessons learned and areas for improvement.
  • Other tasks as assigned by management.

Qualifications and Requirements:

  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Minimum of 5 years of experience in construction project management.
  • Proficiency in AutoCAD and/or Revitt with drafting experience is preferred
  • Strong knowledge of construction practices, building codes, and regulations.
  • Proficiency in project management software and tools.
  • Excellent communication, leadership, and negotiation skills.
  • Ability to handle multiple projects simultaneously and work in a fast-paced environment.
  • Experience managing budgets and financial aspects of projects.
  • Knowledge of safety and environmental regulations in construction.

We are seeking a Staff Accountant to join our Accounting Team. The Accounting Team has an energetic, collaborative, and growth-oriented team culture. The ideal candidate will be responsible for the accounting and financial statement preparation of assigned apartment communities and commercial properties.


RESPONSIBILITIES:

  • Oversee the day-to-day accounting operations for assigned properties
  • Support and research information requests from property and project managers
  • Review and approve invoices for processing by accounts payable
  • Complete month end/quarter end close process for assigned properties
  • Prepare monthly/quarterly financial reporting and schedules
  • Record monthly journal entries
  • Review and maintain account reconciliations
  • Prepare quarterly workpapers for consolidations
  • Participate in preparation of workpapers and schedules for annual audit/review and tax returns
  • Generate monthly utility billings for multifamily properties using a ratio utility billing system
  • Review commercial leases and assist in commercial lease activations
  • Prepare construction management fees
  • Prepare monthly loan draws and quarterly/annually lender financials
  • Assist with preparation of fixed asset reports, capital expenditures summaries and construction draw requests
  • Assist in annual budgets and forecast preparation
  • Participate in lease rent roll audits
  • Additional accounting and reporting functions as required


QUALIFICATIONS:

  • Bachelor’s degree in Accounting
  • Proficient in Microsoft Office products, with advanced working knowledge of Microsoft Excel

Full-time position. Qualified candidates must have a valid driver s license and receive positive results from all pre-employment background screenings. Must possess adequate proficiency and communication skills to deliver excellent customer service and to perform general punch requirements, snow removal, equipment upkeep, grounds upkeep, and basic service requests such as: cutting keys, replacing light bulbs/light kits, unclogging toilets, garbage disposal installation/repair, basic water heater repair, basic cleaning and resident services that mirror punch responsibilities. More advanced skills to efficiently and effectively troubleshoot and repair pools, plumbing, appliance, electrical, and carpentry needs of the property. Qualified candidates should be able to work with moderate to minimal direct supervision. Compensation is based on experience. Position available immediately. KEY RESPONSIBILITIES:

     Property Management:

          - Oversee daily operations of various commercial properties.

          - Provide timely and positive responses  to customer requests and engage in ongoing customer contact programs to assess needs and resolve issues.

          - Select and manage contract services and vendors, negotiate service agreements, and monitor performance to ensure compliance with standards.

          - Maintain tenant relationships to ensure high occupancy rates and address tenant concerns promptly.

     Strategic Planning:

          - Develop and implement strategic plans to enhance the portfolio's value and performance, including budgeting, forecasting, and reporting.

          - Identify and oversee renovation and revitalization projects to maximize long-term property value.

          - Assist in collecting, analyzing, and reporting data for accurate building management assessments.

MINIMUM QUALIFICATIONS:

  • Bachelor’s degree in Business, Real Estate, Finance, or Accounting. Advanced degrees or relevant certifications (e.g., CPM, CCIM) are a plus.
  • Minimum of 3 years of property management experience, preferably in commercial or healthcare settings.
  • Experience with property-level budgeting, financial reporting, and real estate operations.
  • Expertise in customer relations, contract service administration, construction and tenant build-outs, engineering and preventive maintenance, energy management, policy manual administration, security, emergency procedures, and general insurance.
  • Strong leadership, organizational, and verbal / written communication skills.
  • Ability to manage multiple projects and work effectively with contractors, tenants, and team members, building rapport with the business community and interacting with professionals at various levels.
  • Ability to work independently, with high initiative, attention to detail, and demonstrate a commitment to excellence and proactive problem-solving.
  • On-site position requiring attendance during standard business hours; remote work is not available.
  • Proficient with Microsoft Word, Excel, PowerPoint, and general computer applications.
