The Groundskeeper acts under the direction of the Community and Service Manager and is responsible for the cleanliness of the community grounds. Responsibilities will include the daily upkeep of the property, buildings, and grounds, which includes cleaning and removing trash. Additional responsibilities include:

• During winter months, spreading salt on public passageways to prevent ice buildup.

• Detail cleaning interior hallway corridors and exterior common areas

• Pulling weeds and removing leaves, debris and trash throughout community

• Cleaning and maintaining pet waste stations

• Running the community compactor and keeping the dumpster area clean

The ideal candidate must be able to address the concerns and maintenance needs of our residents in a friendly and professional manner. A Groundskeeper must have good organizational abilities, follow-up skills, and attention to detail both in their work and when communicating with our residents.

The Assistant Commercial Property Manager is responsible for supporting the property management team in the daily operations and administration of commercial and healthcare properties. This role ensures the smooth execution of property management functions, including tenant relations, vendor coordination, financial administration, and community engagement. The Assistant Commercial Property Manager plays a key role in maintaining the high standards of NTS Development and enhancing the overall tenant experience.

Role and Responsibilities:

1.) Administrative & Tenant Relations:

• Manage administrative tasks and provide general assistance to property managers.

• Assist property managers in communicating with vendors on various projects.

• Perform regular property inspections to monitor conditions.

• Assist in overseeing a property (or portfolio) or maintenance associations, while supporting the property management team in fulfilling obligations outlined in the property management agreements.

• Update and maintain key documents, including the maintenance on-call book and emergency contact list.

2.) Financial & Budget Management:

• Assist the property management team with the development and implementation of operating and capital budget(s).

• Assist in preparing monthly ownership reports, including variance analyses, executive summaries, aging reports, and other key financial and operational documents.

• Review and approve invoices utilizing Avid Payment Solutions.

3.) Community Engagement & Events:

• Coordinate and procure welcome gifts for new tenants to enhance the tenant experience.

• Assist in organizing maintenance team luncheons focused on ongoing education and professional development.

• Plan, manage, and facilitate holiday gifting initiatives for vendors and tenants within the commercial and healthcare portfolio.

4.) Qualifications & Skills:

NTS Development is seeking a skilled and dedicated Commercial Maintenance Technician to join our team in Louisville, KY. This role involves performing a wide range of maintenance tasks to ensure our commercial properties are safe, functional, and well-maintained. The ideal candidate will have a strong mechanical aptitude, excellent problem-solving skills, and a commitment to providing outstanding service to our tenants.

Essential Duties/Tasks and Requirements:

• Mechanically inclined with a minimum of one year of maintenance experience.
• Minimum high school education or GED equivalent.
• HVAC experience is a plus.
• Must have own vehicle and a valid driver’s license.
• Must possess good communication skills to deliver excellent customer service.
• Self-motivated and detail-oriented.
• Maintain a professional appearance at all times.

Job duties include but are not limited to:

• Respond to tenant request work orders; resolve issues in a timely and professional manner.
• Perform preventative maintenance and repair of mechanical, electrical, plumbing, and building automation systems.
• Keep accurate and complete property management records.
• Maintain a working knowledge of a building’s life safety equipment and operation, including but not limited to fire alarm panels, sprinkler systems, fire extinguishers, fire alarm drill procedures, tenant evacuation, emergency generators, and blackout procedures.
• Comply with all applicable codes, regulations, and governmental agency and company directives as related to building operations.
• Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment.
• Inspect mechanical room equipment, fan room equipment, cooling tower, all motors, house pumps, and sump pumps.
• Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
• Must be able to work overtime if necessary to complete projects or job assignments, along with after-hours on-call duty required.
• Perform other duties as assigned.

Physical Efforts Include:

• Must be able to see, hear, and speak.
• Stopping, standing, climbing, shoveling, and frequent lifting of 50 pounds of equipment and occasional lifting of 100 pounds (pumps, tools, ladders).

• Complete all assigned maintenance work to get vacant apartments ready for move-in

• Seasonal tasks such as assisting with pool maintenance or winter precautions during inclement weather

• Completing activities related to the community’s preventative maintenance program

• Demonstrate a professional image with meticulous detail to uniforms, maintenance cart, and shop areas

The ideal candidate must be able to address the concerns and maintenance needs of our residents in a friendly and professional manner. A Service Technician must have good organizational abilities, follow-up skills, and attention to detail both in their work and when communicating with our residents.

The ideal Service Technician may not necessarily have previous apartment experience. However, the right candidate should have some general maintenance experience, preferably in some form of facilities or building environment, and be comfortable working in a team-oriented atmosphere. 

Job Requirements include a high school diploma or equivalent, HVAC EPA Certification preferred, 1+ years maintenance experience, dependable transportation, and valid driver’s license. In property management, evenings and weekends are par for the course. The ideal candidate needs schedule flexibility to accommodate a 7-day workweek, and be willing to be in rotation with other service team members to be on call for maintenance emergencies.
